Buckhead Village's Biggest Arrivals Are Homecomings

October 22, 2026

On August 2, Jeffrey Kalinsky opened a boutique called Jeffrey at 3070 Bolling Way NE. He opened his first store in Buckhead in 1990. Thirty years later, in May 2020, Nordstrom closed all three Jeffrey stores. This time there is no corporate parent. Kalinsky runs the store independently, and Buckhead.com reported that he chose the location before he chose anything else.

Six weeks later, chef Linton Hopkins announced he is coming back to Buckhead too.

Plenty of luxury brands opened in Buckhead Village District in 2026, and most of them are first-time arrivals. The two openings that will shape how the district feels day to day are both returns, by Buckhead operators who left when the old structures around them closed and are now back on their own terms.

The store that came back smaller and more personal

The new Jeffrey has 3,000 square feet, and 1,000 of them are a styling lounge. It also has dedicated valet and free on-site alterations. The racks mix independent labels like Bergfabel, Sophie D'Hoore, Wommelsdorff and Dosa with The Row, Celine, Phoebe Philo, Bottega Veneta and Tom Ford.

The reason for the location is local. Kalinsky told Buckhead.com that he got to know Buckhead Village through a friend:

"I've gotten to know Buckhead Village because my friend Don Purcell opened a jewelry store there, and I've always frequented Le Colonial and Le Bilboquet, and the St. Regis is right there."

Purcell spent 25 years as general manager of Jeffrey's Atlanta and New York stores. So the man who ran Kalinsky's sales floor for a quarter century now runs his own shop on the same street. Michael Phillips, president of Jamestown, the Atlanta company that owns and manages the district, told the same outlet that the opening brings the brand "full circle back to the Atlanta neighborhood where it first debuted."

Linton Hopkins brings The Buttery with him

Hopkins and his wife and business partner, Gina, opened Restaurant Eugene at The Brookwood on Peachtree Road in 2004 and added Holeman & Finch in the same complex four years later. Eugene closed in 2019. Holeman & Finch closed a year later and reopened at Colony Square in Midtown in 2023.

The new project is Linton's Bar and Grill at 2970 Peachtree Road, inside the Buckhead Center office complex in the Village district. It takes over the space Brio Tuscan Grille used to occupy. The Buttery, the bakery-cafe that closed in 2024 after four years in Morningside-Lenox Park, comes back next door with its own entrance. The projected opening is late spring 2027.

Hopkins described Linton's to Rough Draft Atlanta as a casual neighborhood place. The plans sketch out a full day on that block:

  • Morning: The Buttery serves coffee, pastries, breads, croissant sandwiches and grab-and-go meals.
  • Weekday lunch: Sandwiches and salads at Linton's.
  • After work: Martinis, calamari and tuna tartare on a patio the two spaces share, overlooking Peachtree Road.
  • Evening: Reserved steak dinners, plus private event spaces.

Eugene and Holeman & Finch were destination dining. This plan is built for coffee at 8, lunch at noon and dinner at 7, on the same stretch of Peachtree where Hopkins began.

The debuts that filled in around them

Most of the other 2026 openings run the other way: national and international brands entering Atlanta for the first time. Buckhead.com laid out the lease sequence month by month.

Timing Tenant Size Status
Fall 2025 Roche Bobois 4,700 sq ft, the district's largest ground-floor bay, facing Peachtree Open
January 2026 Maeve, Anthropologie's in-house label Not reported Open; its second standalone U.S. boutique
January 2026 Great Many 1,800 sq ft Open; first location outside its New York flagship
Early 2026 Hill House Home 2,200 sq ft Open
May 2026 ME+EM 2,170 sq ft Open
May 2026 LoveShackFancy 2,100 sq ft Open; the brand's 29th store
July 31, 2026 Jones Road Beauty 1,800 sq ft Open
August 2, 2026 Jeffrey 3,000 sq ft Open
Later in 2026 Roller Rabbit, 3065 Peachtree Rd NE, Suite B214 1,850 sq ft Announced
Winter 2026 Vince, 3035 Peachtree Rd 2,400 sq ft Announced
2027 TOM FORD Beauty Not reported Announced

The size column matters. Most 2026 arrivals took around 1,800 to 2,200 square feet. Jeffrey's 3,000 is the largest opening of the year, and only Roche Bobois's 4,700-square-foot bay from fall 2025 is bigger. A boutique planned around a styling lounge, valet and alterations needs room for appointments as well as racks.

Adam Schwegman, Jamestown's head of retail leasing, said the strategy behind the debuts is to bring in brands "they won't find anywhere else in the city," according to Buckhead.com. Vince follows that pattern. What Now Atlanta reported on October 15 that the Los Angeles brand will open its first Georgia store this winter next to Billy Reid at 3035 Peachtree. Metro Atlanta CEO gave the same winter timing the next day. Unsubscribed, a women's fashion label, was scheduled to open at 3056 Bolling Way on August 12, and the district's online directory now lists it. Jamestown's August 3 announcement places TOM FORD Beauty in 2027.

The dining side follows the same split

Restaurants show a similar mix of local operators and newcomers. Livable Buckhead's August roundup lists several openings close to the Village:

  • Clark's Steakhouse, 2827 Peachtree Road, opened in spring by Rich Clark, the restaurateur behind C&S Seafood and Oyster Bar.
  • Koshu Club, 99 West Paces Ferry Road, a Japanese restaurant from Castellucci Hospitality Group with executive chef J. Trent Harris.
  • Y Bar e Ristorante, 3065 Peachtree Road NE, a summer opening from Y Hospitality that pairs an Italian dining room with a cocktail bar.
  • Spread Bagelry, 47 Irby Avenue, a Philadelphia-based chain making Montreal-style wood-fired bagels, open daily from 6 a.m.

The local operators are adding to Peachtree and West Paces Ferry, and Spread's 6 a.m. opening covers the hours before Linton's and The Buttery arrive. For now, early coffee and a bagel at the Irby Avenue end of the district is already possible, and it will have more company in 2027.

What's on the Village calendar right after publication

The district's events page lists three things for the coming weeks:

  1. Camp Twin Lakes Partners Card, October 23 through Sunday, November 1, 2026. The 10-day shopping event offers 20% savings, so the last weekend overlaps with the new Bolling Way storefronts.
  2. Sip & Spin at Brush Sushi, every Thursday at 6 p.m. Brush pairs its regular dinner menu with a supplemental wine list chosen by its new sommelier.
  3. Buckhead Village Car Club, Sunday, November 8, 9 a.m. to noon. This is the club's first meetup.

The page currently ends with the November 8 meetup, and no 2026 holiday schedule has been posted yet.

Buckhead.com's August piece said the district's run will be "measured in renewals rather than ribbon-cuttings." The two returns give an early read on that. Jeffrey is open now on Bolling Way, and Linton's and The Buttery are scheduled for late spring 2027 at 2970 Peachtree Road.
